Career.zycto is seeking a dedicated and experienced Maintenance Technician specializing in residential properties to join our growing team in Iringa, Iringa Region. This is a crucial role responsible for ensuring our portfolio of residential units remains safe, functional, and aesthetically pleasing for our residents. You will be the first line of defense against property issues, performing a wide range of repairs and preventative maintenance tasks. From troubleshooting electrical faults and plumbing leaks to conducting routine inspections and carrying out minor carpentry or painting work, your diverse skill set will be essential. Key Responsibilities
- Perform routine and preventative maintenance on residential properties, including electrical, plumbing, HVAC systems, carpentry, and painting.
- Respond promptly and efficiently to maintenance requests and emergency calls from residents, ensuring timely resolution.
- Diagnose and troubleshoot issues across various systems, making necessary repairs or coordinating with external contractors for specialized work.
- Conduct regular inspections of properties to identify and address potential maintenance concerns before they escalate into larger problems.
- Maintain accurate and detailed records of all maintenance activities, repairs performed, and material usage.
- Ensure all work is carried out in strict compliance with safety regulations, local building codes, and company standards.
- Communicate effectively and courteously with residents regarding maintenance schedules, repair progress, and any potential disruptions.
- Assist with apartment turnovers, thoroughly preparing units for new residents to ensure a welcoming and functional living space.
- Manage and organize inventory of tools, equipment, and spare parts efficiently to ensure readiness for all maintenance tasks.
- Contribute to fostering a positive, safe, and well-maintained living environment for all residents within our properties.
Required Skills
- Proven expertise in residential electrical systems (basic wiring, fixture repair, troubleshooting).
- Strong plumbing skills, including leak repair, fixture installation, and drain clearing.
- Proficiency in general carpentry, encompassing minor repairs, door/window adjustments, and basic furniture assembly.
- Demonstrated experience with painting, drywall repair, and plastering techniques.
- Ability to perform basic HVAC system checks, filter replacements, and minor troubleshooting.
- Excellent problem-solving and diagnostic abilities to identify and rectify issues efficiently.
- Strong organizational and time management skills, capable of prioritizing multiple tasks.
- Effective communication and interpersonal skills for interacting with residents and team members.
- Ability to work independently with minimal supervision and also collaboratively within a team.
- Valid Tanzanian driver's license with a clean driving record.
Preferred Qualifications
- Technical certificate or diploma in a relevant trade (e.g., Electrical, Plumbing, HVAC).
- Experience using property management software for work order tracking and scheduling.
- Knowledge of local building codes and safety regulations specific to Iringa, Tanzania.
