As an On-Site Property Manager with Maintenance Oversight at Debswana’s Orapa operations, you will be a pivotal figure in ensuring the smooth and efficient management of our extensive property portfolio within the vibrant Orapa mine town. Key Responsibilities

  • Oversee the daily operations and strategic management of a diverse property portfolio, including residential units, commercial spaces, and communal facilities within the Orapa mine town.
  • Lead, mentor, and manage a dedicated team of maintenance technicians, administrative staff, and external contractors, fostering a culture of high performance and continuous improvement.
  • Develop, implement, and monitor comprehensive property maintenance programs, including preventative maintenance schedules, routine repairs, and efficient emergency response protocols.
  • Conduct regular and thorough property inspections to identify maintenance needs, ensure strict adherence to all safety standards, and maintain the overall aesthetic appeal of properties.
  • Manage tenant relations, addressing inquiries, concerns, and requests promptly, professionally, and empathetically to ensure high levels of resident satisfaction.
  • Prepare and meticulously manage property budgets, control expenditures, and provide regular, accurate financial reporting to senior management.
  • Ensure all properties comply with company policies, local regulations, and national housing and safety standards, particularly within the mining sector context.
  • Coordinate and oversee all property repairs, renovations, and upgrades, ensuring projects are completed efficiently, on time, and within allocated budget parameters.
  • Maintain accurate and detailed records of property inventory, maintenance history, tenant information, and operational metrics.
  • Implement and champion strategies for energy efficiency, waste reduction, and sustainable property management practices.
  • Collaborate effectively with other departments, such as HR, Security, and HSE, to ensure a cohesive, safe, and harmonious community environment.

Required Skills

  • Minimum of 5 years of progressive experience in property management, with a strong emphasis on maintenance oversight.
  • Demonstrated leadership and team management abilities, capable of motivating and developing staff.
  • Comprehensive understanding of building systems, maintenance best practices, and relevant safety regulations.
  • Exceptional communication, negotiation, and interpersonal skills for effective interaction with residents, staff, and contractors.
  • Proficiency in property management software and advanced skills in Microsoft Office Suite (Excel, Word, Outlook).
  • Proven ability to manage complex budgets, control costs, and provide accurate financial reporting.
  • Strong problem-solving aptitude and the ability to make sound, timely decisions under pressure.
  • High level of organizational skills, meticulous attention to detail, and ability to prioritize multiple tasks.
  • Valid driver's license.

Preferred Qualifications

  • Bachelor's degree in Property Management, Real Estate, Business Administration, or a closely related field.
  • Professional certification in Property Management (e.g., Certified Property Manager – CPM, Accredited Residential Manager – ARM).
  • Experience working within a remote location or company town environment, particularly in the mining sector.
  • In-depth knowledge of local Botswana housing laws, regulations, and cultural nuances.
  • Experience managing a large-scale portfolio encompassing both residential and commercial properties.
