Career.zycto is on the lookout for an experienced and proactive Property Manager with a strong focus on Rentals & Maintenance to join our thriving team in Withington, Manchester. You will be the linchpin between property owners and tenants, responsible for the full lifecycle of property management, from initial rental agreements through to comprehensive maintenance oversight.

In this pivotal role, you will lead the charge in managing our rental processes, encompassing everything from strategically marketing available properties and conducting thorough tenant screenings to drafting and executing lease agreements, and overseeing renewals. Your expertise will ensure properties are let efficiently to suitable tenants, maintaining high occupancy rates and fostering positive landlord-tenant relationships. Beyond rentals, your critical focus will extend to property maintenance. You will be instrumental in coordinating all aspects of repairs and upkeep, proactively identifying issues, scheduling works, managing external contractors, and ensuring all properties meet rigorous health, safety, and regulatory standards. Your keen eye for detail and commitment to quality will directly contribute to the longevity and value of our properties.

Key Responsibilities

  • Oversee all aspects of property rentals, including marketing, tenant screening, lease agreements, and renewals.
  • Coordinate and manage property maintenance and repairs, ensuring timely and cost-effective solutions.
  • Conduct regular property inspections to identify maintenance needs and ensure compliance with health and safety standards.
  • Build and maintain strong tenant relationships, addressing inquiries, concerns, and conflict resolution professionally.
  • Manage property budgets, rent collection, and financial reporting, ensuring profitability and accurate record-keeping.
  • Ensure full compliance with relevant housing laws, regulations, and industry best practices.
  • Develop and implement strategies to enhance property value and tenant satisfaction.

Required Skills

  • Proven experience (3+ years) in property management, specifically in residential rentals and maintenance.
  • Excellent knowledge of property law and housing regulations in the UK.
  • Strong communication and interpersonal skills, with a focus on tenant relations.
  • Exceptional organizational and time-management abilities, capable of managing multiple priorities.
  • Proficiency in property management software (e.g., MRI, Yardi, Re-Leased) and MS Office Suite.
  • Valid UK driving license and access to a reliable vehicle.

Preferred Qualifications

  • ARLA Propertymark qualification or equivalent professional accreditation.
  • Experience managing a diverse portfolio of both residential and commercial properties.
  • A degree in Real Estate, Business Administration, or a related field.
