Key Responsibilities

  • Perform routine and preventative maintenance on residential properties, including but not limited to electrical, plumbing, carpentry, painting, and HVAC systems.
  • Respond promptly and courteously to maintenance requests from residents, diagnosing issues and performing necessary repairs efficiently.
  • Conduct regular inspections of properties to identify and address potential maintenance issues before they escalate.
  • Prepare vacant units for new tenants, ensuring they meet company standards for cleanliness, safety, and functionality.
  • Manage and organize maintenance supplies and equipment, ensuring availability and proper use.
  • Coordinate with external contractors for specialized repairs or projects when required, overseeing their work to ensure quality and adherence to schedules.
  • Maintain accurate records of all maintenance activities, including work orders, repairs performed, and materials used.
  • Adhere strictly to all health, safety, and environmental regulations and company policies.
  • Provide emergency on-call support for critical maintenance issues outside of regular business hours on a rotational basis.
  • Foster positive relationships with residents, demonstrating professionalism and a helpful attitude at all times.

Required Skills

  • Minimum 3 years of proven experience in residential or commercial property maintenance.
  • Demonstrable proficiency in multiple trades, including electrical, plumbing, carpentry, and painting.
  • Basic knowledge of HVAC systems and general appliance repair.
  • Strong problem-solving and diagnostic abilities.
  • Excellent communication and interpersonal skills for interacting with residents and colleagues.
  • Ability to work independently and manage time effectively to prioritize multiple tasks.
  • Valid South African driver's license and own reliable transport.
  • Physical ability to perform manual labour, lift heavy objects, and work in various weather conditions.
  • Proficient in English (verbal and written).

Preferred Qualifications

  • Relevant NQF Level 4 or 5 trade certificate (e.g., Electrical, Plumbing, Carpentry).
  • First Aid and Basic Fire Fighting certification.
  • Experience with property management software for work order management.
  • Prior experience working within a formal property management company or residential complex.
