Job Description
Career.zycto is seeking a proactive and dedicated Property Manager – Rentals & Maintenance to join our growing team in Herdings, Sheffield. This pivotal role will oversee a diverse portfolio of residential rental properties, ensuring smooth operations from tenancy inception through to termination, with a strong focus on property upkeep and tenant satisfaction. You will be the primary point of contact for tenants, contractors, and landlords, managing all aspects of the property lifecycle. This includes diligently handling tenant enquiries, resolving maintenance issues efficiently, conducting regular property inspections, and ensuring compliance with all relevant housing legislation and company policies.
Your expertise in both rental management and maintenance coordination will be critical to our success. You will be responsible for advertising vacancies, screening prospective tenants, drafting and executing tenancy agreements, and managing rent collection. A significant part of your role will involve coordinating preventative and reactive maintenance works, obtaining quotes, scheduling repairs, and supervising contractors to ensure high-quality workmanship and cost-effectiveness. Furthermore, you will manage property budgets, maintain accurate records, and prepare reports for property owners, offering transparent insights into property performance and maintenance status. This role demands exceptional organisational skills, a keen eye for detail, and a robust understanding of property law and tenant-landlord relations. Key Responsibilities
- Manage a portfolio of residential rental properties, ensuring high occupancy rates and tenant satisfaction.
- Handle all aspects of the tenancy lifecycle, including advertising, viewings, tenant vetting, lease agreements, and renewals.
- Coordinate and oversee all property maintenance and repairs, from minor fixes to major renovations, ensuring timely and cost-effective solutions.
- Conduct regular property inspections, identify maintenance needs, and arrange necessary works.
- Serve as the primary point of contact for tenants, addressing enquiries, complaints, and emergencies promptly and professionally.
- Ensure timely rent collection, manage arrears, and handle deposit protection scheme procedures.
- Maintain accurate records of all property-related activities, financial transactions, and communications.
- Ensure all properties comply with health and safety regulations, building codes, and landlord-tenant laws.
- Prepare detailed reports for property owners on property performance, financial status, and maintenance updates.
- Build and maintain strong relationships with landlords, tenants, and contractors.
Required Skills
- Minimum 2 years of experience in property management or a similar role.
- Proven experience in managing residential rental properties and coordinating maintenance.
- Strong knowledge of UK landlord-tenant law and housing regulations.
- Excellent communication, negotiation, and interpersonal skills.
- Highly organized with exceptional attention to detail and problem-solving abilities.
- Proficiency in property management software and Microsoft Office Suite.
- Full UK driving license and access to a vehicle.
Preferred Qualifications
- Relevant professional qualification (e.g., ARLA Propertymark Level 3 Award in Residential Letting and Property Management).
- Experience with budget management and financial reporting for properties.
- Familiarity with the Herdings, Sheffield property market.
