Job Description

Career.zycto is actively seeking a highly dedicated and experienced Caretaker to manage a prestigious residential compound situated in the vibrant Machakos, Machakos County. This is a pivotal full-time position crucial for upholding the aesthetic appeal, structural integrity, and overall operational excellence of the property, directly impacting the quality of life for all residents. We are looking for an individual with a robust work ethic, a comprehensive understanding of property maintenance, and a proactive approach to problem-solving.

As the Caretaker, you will be the guardian of the compound, responsible for overseeing daily maintenance routines, conducting regular inspections, and ensuring all facilities are functioning optimally and safely. Your duties will encompass a wide array of tasks, from performing minor repairs in areas such as plumbing, electrical, and carpentry, to expertly coordinating and supervising external contractors for more specialized services like landscaping, waste management, and significant structural repairs. A critical aspect of this role involves anticipating potential issues before they escalate, implementing preventative maintenance schedules, and maintaining meticulous records of all service activities, inventory, and expenditures.

You will be the primary point of contact for resident maintenance requests and emergencies, requiring a calm demeanor and prompt, effective resolution. Key Responsibilities

  • Conduct daily inspections of the residential compound, including buildings, grounds, and common areas, to identify and address maintenance needs proactively.
  • Perform routine preventative maintenance and minor repairs across various disciplines (plumbing, electrical, carpentry, painting, masonry).
  • Coordinate, supervise, and evaluate the work of external service providers and contractors (e.g., cleaners, landscapers, security personnel, specialized technicians).
  • Manage waste collection and recycling systems efficiently and ensure proper disposal.
  • Respond promptly and effectively to resident maintenance requests and emergency situations, ensuring minimal disruption.
  • Maintain accurate and detailed records of all maintenance activities, service contracts, supply inventory, and incident reports.
  • Ensure the security of the premises by monitoring access points, alarm systems, and reporting any suspicious activities or breaches.
  • Oversee the upkeep of outdoor areas, including gardening, lawn care, irrigation systems, and ensuring pathways and lighting are functional.
  • Implement and enforce health and safety regulations, conducting regular checks and addressing hazards.
  • Assist with the preparation and inspection of units for new residents or after departures, including minor touch-ups and repairs.
  • Manage and monitor utility systems (water, electricity, generators) ensuring efficient operation.

Required Skills

  • Minimum of 3 years of proven experience in property maintenance, facility management, or a similar caretaking role, preferably in a residential setting.
  • Demonstrable hands-on skills in basic plumbing, electrical wiring, carpentry, painting, and general repairs.
  • Strong ability to troubleshoot common maintenance issues and implement effective solutions.
  • Excellent organizational, time management, and multi-tasking abilities.
  • Strong verbal and written communication skills with the ability to interact professionally with residents and vendors.
  • A keen eye for detail and an unwavering commitment to maintaining high standards of cleanliness, safety, and functionality.
  • Physical fitness and stamina to perform manual tasks, lift moderate weights, and work in various weather conditions.
  • Proficiency in maintaining accurate records and basic administrative tasks.

Preferred Qualifications

  • Technical certificate or vocational training in a relevant trade (e.g., electrical installation, plumbing, building technology).
  • Knowledge of local health, safety, and building regulations in Kenya.
  • Experience using property management software or computerized maintenance management systems (CMMS).
  • Valid First Aid and Fire Safety certification.
  • Valid Kenyan driving license.
