Job Description

Career.zycto is seeking a highly skilled and motivated Maintenance Supervisor to oversee all aspects of facility maintenance and operations for a key client in Manchester, England. This vital role involves leading a dedicated team of maintenance technicians, ensuring the optimal functioning of all building systems, and maintaining a safe, efficient, and comfortable environment for all occupants. The successful candidate will be instrumental in scheduling preventative maintenance, responding to emergency repairs, managing external vendors, and ensuring compliance with all health, safety, and environmental regulations.

Key Responsibilities

  • Supervise, train, and mentor a team of maintenance technicians, ensuring high performance, adherence to safety standards, and continuous skill development.
  • Develop, implement, and monitor comprehensive preventative maintenance programs for all facility systems and equipment, including HVAC, plumbing, electrical, and structural components.
  • Respond promptly to maintenance requests and emergencies, troubleshooting complex issues and coordinating timely repairs to minimize downtime.
  • Manage and oversee external contractors and vendors for specialized services, ensuring quality workmanship, timely completion, and cost-effectiveness.
  • Conduct regular, thorough inspections of facilities to identify and address potential maintenance issues proactively, mitigating risks before they escalate.
  • Maintain accurate and detailed records of all maintenance activities, work orders, equipment history, and service reports using a Computerized Maintenance Management System (CMMS).
  • Monitor and control the maintenance budget, ensuring efficient use of resources, managing inventory effectively, and identifying cost-saving opportunities.
  • Ensure strict compliance with all relevant health, safety, and environmental regulations (e.g., COSHH, LOLER, PUWER) and internal company policies.
  • Procure necessary tools, equipment, and supplies, managing inventory levels to ensure availability without excess.
  • Prepare comprehensive reports on maintenance activities, expenditure, performance metrics, and compliance for management review.
  • Implement energy-saving initiatives and sustainable practices within the facility to enhance environmental responsibility and reduce operational costs.

Required Skills

  • Proven experience (minimum 4 years) as a Maintenance Supervisor or in a similar leadership role within facility services.
  • Strong technical knowledge across a wide range of building systems, including electrical, mechanical, plumbing, and HVAC.
  • Proficiency in using Computerized Maintenance Management Systems (CMMS) for work order management and reporting.
  • Excellent leadership, communication, and interpersonal skills, with a track record of motivating and developing teams.
  • Demonstrated ability to troubleshoot complex technical issues and implement effective, lasting solutions.
  • Solid understanding of UK health and safety regulations pertinent to facility management and construction.
  • Ability to read and interpret blueprints, schematics, and technical manuals accurately.
  • Valid UK driving license.
  • Strong organizational skills and ability to manage multiple priorities in a fast-paced environment.

Preferred Qualifications

  • NVQ Level 3 or equivalent in a relevant engineering or building services discipline (e.g., Electrical, Mechanical, Facilities Management).
  • Formal qualification in Electrical, Mechanical Engineering, or Building Services.
  • IOSH or NEBOSH certification for managing health and safety.
  • Experience with Building Management Systems (BMS) for monitoring and controlling facility systems.
  • Prior experience in a large commercial or industrial facility environment with complex infrastructure.
  • First Aid at Work certification.
