Key Responsibilities
- Conduct comprehensive building surveys, pre-acquisition surveys, and condition surveys for a diverse range of properties.
- Prepare detailed reports, specifications, and schedules of work.
- Manage building projects from inception to completion, including contract administration and budget control.
- Provide expert advice on building pathology, defect analysis, and remedial works.
- Handle dilapidation assessments, party wall matters, and professional landlord and tenant advice.
- Ensure compliance with all relevant building regulations, health and safety standards, and property legislation.
- Liaise effectively with clients, contractors, legal professionals, and other stakeholders.
- Conduct site visits, inspections, and provide technical guidance.
- Identify new business opportunities and contribute to client relationship management.
- Mentor junior surveyors and contribute to team development.
Required Skills
- RICS accredited degree in Building Surveying or equivalent.
- Minimum of 5 years post-qualification experience as a Building Surveyor.
- Demonstrable experience in project management and contract administration.
- In-depth knowledge of building construction, pathology, and relevant legislation (e.g., Building Regulations, Party Wall Act).
- Excellent report writing and communication skills, both written and verbal.
- Proficiency in CAD software and Microsoft Office Suite.
- Full UK driving licence.
Preferred Qualifications
- MRICS Chartered Surveyor status.
- Experience with sustainable building practices and energy efficiency assessments.
- Prior experience working with a varied client base in the Scottish property market.
- Strong negotiation and dispute resolution skills.
