Key Responsibilities

  • Conduct comprehensive building surveys and inspections for commercial, residential, and industrial properties.
  • Prepare detailed defect analysis reports, schedules of condition, and specifications for repair works.
  • Provide expert advice on building pathology, construction technology, and sustainable building practices.
  • Manage dilapidations claims, including preparation of schedules and negotiation on behalf of clients.
  • Act as a Party Wall Surveyor, advising on matters relating to the Party Wall etc. Act.
  • Assist in the preparation of cost estimates, budget proposals, and tender documents for construction and refurbishment projects.
  • Ensure compliance with relevant building regulations, health & safety legislation, and environmental standards (e.g., DIN standards, VOB, HOAI).
  • Liaise effectively with clients, contractors, legal professionals, and local authorities.
  • Undertake project management duties for minor works and specific repair projects.
  • Contribute to business development activities and maintain strong client relationships.

Required Skills

  • Bachelor's or Master's degree in Building Surveying, Architecture, Civil Engineering, or a related field.
  • Professionally qualified (e.g., RICS, Chartered Surveyor, or equivalent German professional registration such as membership of a Chamber of Architects/Engineers).
  • Minimum of 3 years (36 months) post-qualification experience as a Building Surveyor.
  • Proficiency in German (C1 level minimum) and English languages, both written and spoken.
  • Strong understanding of German building codes, regulations (e.g., VOB, HOAI), and construction practices.
  • Demonstrable experience in defect diagnosis, dilapidations, and party wall matters.
  • Excellent report writing and presentation skills.
  • Proficiency with CAD software (e.g., AutoCAD) and Microsoft Office Suite.
  • Valid German driving license.

Preferred Qualifications

  • Experience with conservation of historical buildings or energy efficiency assessments.
  • Additional certifications in specific surveying disciplines (e.g., fire safety, access auditing).
  • Familiarity with project management software.
  • Master's degree in a relevant specialism.
