Job Description
Medine Property is seeking a dedicated and vigilant Caretaker – Property & Security Specialist to join our team in Petite Rivière, Black River District. This integral role is critical to maintaining the safety, security, and pristine condition of one of our valuable properties within this community. As a Caretaker, you will be the first line of defence and support, combining hands-on property management with robust security oversight. Your responsibilities will encompass regular patrols, monitoring access points, managing minor maintenance tasks, supervising external contractors, and ensuring the overall well-being and security of the premises and, where applicable, its occupants.

You will be responsible for identifying and reporting any potential hazards, security breaches, or maintenance needs promptly, ensuring swift resolution. Key Responsibilities
- Conduct regular patrols and surveillance of the property to ensure security and deter unauthorized access.
- Monitor CCTV systems and alarm activations, responding to incidents promptly and effectively.
- Perform minor repairs and routine maintenance tasks (e.g., light bulb replacement, basic plumbing checks, minor painting, garden upkeep supervision).
- Oversee and coordinate access for contractors, visitors, and service providers, ensuring adherence to security protocols.
- Maintain accurate logs and records of daily activities, incidents, visitor movements, and maintenance issues.
- Respond to emergencies, including fire alarms, medical incidents, or security breaches, following established procedures.
- Ensure compliance with all safety regulations and company policies.
- Report any structural damage, maintenance needs, or security concerns to management immediately.
- Manage waste disposal and ensure cleanliness of common areas.
- Assist with inventory management of property assets and supplies.
Required Skills
- Proven experience (minimum 2 years) in a caretaker, security guard, or property management support role.
- Strong understanding of security principles and surveillance techniques.
- Basic knowledge of property maintenance, including minor electrical, plumbing, and carpentry skills.
- Excellent observational skills and attention to detail.
- High level of integrity, trustworthiness, and discretion.
- Ability to respond calmly and effectively in emergency situations.
- Good verbal and written communication skills.
- Physical fitness and ability to stand, walk, and lift moderate weights for extended periods.
- Valid Mauritian driving license.
Preferred Qualifications
- Relevant certification in security operations, first aid, or property management.
- Previous experience working with a real estate developer or large property management firm.
- Fluency in English, French, and Mauritian Creole.
- Local knowledge of the Petite Rivière and Black River District area.
- Proficiency in using basic computer software for record-keeping and communication.
