Key Responsibilities
- Perform routine preventative maintenance on building systems, including HVAC, plumbing, electrical, and structural components.
- Conduct inspections of properties to identify and resolve maintenance issues in a timely manner.
- Respond promptly to maintenance requests from tenants and property management, ensuring efficient and effective resolution.
- Complete minor repairs and installations, such as drywall patching, painting, carpentry, and fixture replacement.
- Troubleshoot and repair basic electrical and plumbing systems.
- Maintain cleanliness and organization of maintenance shops, equipment, and storage areas.
- Assist with grounds keeping duties, including light landscaping, snow removal (if applicable), and trash removal.
- Operate and maintain various hand and power tools safely and effectively.
- Document all maintenance activities, including repairs, parts used, and time spent, in a detailed and accurate manner.
- Adhere to all safety protocols and company policies while performing duties.
- Communicate effectively with property management, tenants, and external vendors.
- Participate in on-call rotation for emergency maintenance situations as required.
Required Skills
- Minimum of 2 years of experience in property maintenance or a related trade.
- Proficiency in basic plumbing, electrical, carpentry, and general repair work.
- Strong troubleshooting and problem-solving abilities.
- Ability to work independently and manage time effectively.
- Excellent communication and interpersonal skills.
- Physical ability to lift heavy objects, climb ladders, and perform manual labor.
- Valid driver's license and reliable transportation.
Preferred Qualifications
- Vocational training or certification in a skilled trade (e.g., HVAC, electrical, plumbing).
- Experience with Yardi, AppFolio, or other property management software.
- EPA Universal Refrigerant Certification (if working with HVAC).
- OSHA 10 or 30-hour certification.
