Key Responsibilities
- Identify, attract, and cultivate relationships with foreign national clients seeking mortgage financing.
- Conduct comprehensive client needs assessments, considering international credit histories and income structures.
- Educate clients on Canadian mortgage regulations, market trends, and specific programs available to non-residents or recent immigrants.
- Analyze financial information, assess risk, and recommend suitable mortgage products from a diverse lender portfolio.
- Prepare and submit accurate mortgage applications, ensuring all required documentation (including foreign documents) is complete and compliant.
- Liaise effectively with lenders, real estate agents, lawyers, and other stakeholders to ensure smooth transactions.
- Stay current with changes in mortgage laws, lender policies, and specific programs catering to foreign buyers.
- Provide ongoing support and excellent customer service throughout the mortgage process and beyond.
- Develop and implement strategies for community outreach and networking within New Sudbury's diverse communities.
Required Skills
- Valid Mortgage Broker/Agent License in Ontario.
- Minimum 3 years of experience as a Mortgage Broker or Agent.
- Demonstrated expertise in foreign national mortgage programs and criteria.
- Strong understanding of Canadian mortgage markets, regulations, and lending products.
- Exceptional communication and interpersonal skills, with cultural sensitivity.
- Proven ability to build and maintain client relationships.
- Proficiency in financial analysis and documentation review.
- Excellent negotiation and problem-solving abilities.
- Fluency in an additional language (e.g., Mandarin, Punjabi, Arabic, Spanish) is a significant asset.
