Key Responsibilities

  • Manage day-to-day operations of assigned properties, including residential and commercial units.
  • Act as the primary point of contact for tenants, addressing inquiries, concerns, and maintenance requests promptly.
  • Oversee property maintenance and repairs, coordinating with vendors and contractors to ensure timely and cost-effective solutions.
  • Conduct regular property inspections to identify maintenance needs, ensure compliance with property standards, and mitigate risks.
  • Manage lease agreements, including new leases, renewals, and terminations, ensuring all documentation is accurate and compliant.
  • Facilitate rent collection, process payments, and manage delinquencies in accordance with company policies.
  • Prepare and manage property budgets, track expenses, and generate financial reports for property owners.
  • Resolve tenant disputes and enforce lease terms and property rules professionally.
  • Ensure compliance with all local, provincial, and national housing and property management regulations.
  • Implement marketing strategies to attract and retain tenants and maintain optimal occupancy rates.
  • Maintain accurate property records and documentation using property management software.

Required Skills

  • Proven experience as a Property Manager (minimum 4 years)
  • Strong understanding of property management principles and practices.
  • Excellent communication and interpersonal skills, both written and verbal.
  • Proficiency in property management software (e.g., PayProp, MDA Property Manager).
  • Solid knowledge of relevant property laws and regulations in South Africa.
  • Exceptional organizational and time management abilities.
  • Demonstrated problem-solving and conflict resolution skills.
  • Financial acumen with experience in budget management and reporting.
  • Valid driver's license and own reliable transport.

Preferred Qualifications

  • NQF Level 4/5 qualification in Real Estate, Property Management, or a related field.
  • Accreditation or certification from a recognized property management body.
  • Experience with both residential and commercial property portfolios.
  • Bilingualism (English and Afrikaans or Sesotho) highly advantageous.
  • Advanced proficiency in Microsoft Office Suite (Word, Excel, Outlook).
