Job Description

The Property Manager (Rental Units) will be entrusted with the comprehensive oversight of a diverse portfolio of residential rental properties in the bustling Lang’ata area of Nairobi. This pivotal role involves ensuring the seamless operation, optimal occupancy, and financial performance of assigned properties, all while maintaining the highest standards of tenant satisfaction and property upkeep. Key Responsibilities

  • Oversee all aspects of property management for assigned rental units, including leasing, maintenance, and tenant relations.
  • Manage tenant inquiries, complaints, and service requests promptly and professionally, ensuring high levels of tenant satisfaction.
  • Coordinate and supervise maintenance activities, including scheduling repairs, inspections, and preventative maintenance programs with vendors.
  • Prepare and manage property budgets, track expenses, and ensure timely rent collection and deposit management.
  • Conduct regular property inspections to identify and address maintenance needs, ensure compliance with safety standards, and uphold property aesthetics.
  • Market vacant units, conduct property showings, screen prospective tenants, and execute lease agreements in compliance with relevant laws.
  • Maintain accurate and up-to-date property records, including leases, tenant files, financial transactions, and maintenance logs.
  • Enforce lease terms and community rules, handling evictions when necessary, in strict adherence to legal guidelines.
  • Develop and implement strategies to optimize occupancy rates and rental income.
  • Cultivate positive relationships with property owners, tenants, and external contractors.

Required Skills

  • Proven experience in residential property management, specifically with rental units.
  • Strong understanding of Kenyan landlord-tenant laws and real estate regulations.
  • Exceptional communication and interpersonal skills, capable of effective negotiation and conflict resolution.
  • Proficiency in property management software (e.g., Propertyware, AppFolio, or similar).
  • Demonstrated financial acumen, including budgeting, expense tracking, and rent collection.
  • Ability to manage multiple priorities in a fast-paced environment.
  • Excellent organizational and time management skills.
  • Valid driving license and access to reliable transportation.

Preferred Qualifications

  • Bachelor’s degree in Real Estate, Business Administration, or a related field.
  • Certification in Property Management (e.g., from the Estate Agents Registration Board or a recognized institution).
  • Experience with marketing and leasing strategies for diverse property types.
  • A strong network of reliable local contractors and service providers.
  • Fluency in Swahili and English.
