Key Responsibilities
- Manage a portfolio of residential rental properties, ensuring optimal occupancy and rental income.
- Oversee the full tenant lifecycle, from initial inquiry and viewing to lease negotiation, signing, and renewals.
- Act as the primary point of contact for tenants and landlords, handling all communications, inquiries, and complaints professionally.
- Coordinate and supervise all property maintenance and repair works, including liaising with contractors, scheduling, and quality control.
- Conduct regular property inspections to ensure properties are well-maintained and comply with health and safety regulations.
- Manage rental arrears, deposit disputes, and end-of-tenancy processes, ensuring fair and timely resolution.
- Prepare and manage property budgets, monitor expenditures, and provide financial reports to landlords.
- Ensure all properties comply with current housing legislation, landlord-tenant laws, and health and safety standards.
- Market vacant properties effectively to minimize void periods and attract high-quality tenants.
- Maintain accurate records of all property-related activities, communications, and financial transactions using property management software.
Required Skills
- Minimum of 3 years of proven experience in residential property management, including rentals and maintenance.
- Strong understanding of UK housing legislation, landlord-tenant law, and health and safety regulations.
- Excellent communication, negotiation, and interpersonal skills.
- Demonstrated ability to manage multiple priorities and work effectively under pressure.
- Proficiency in property management software (e.g., Alto, Reapit, Jupix) and Microsoft Office Suite.
- Exceptional problem-solving abilities and a proactive approach to property issues.
- Full UK driving license and access to a vehicle for property visits.
Preferred Qualifications
- Relevant professional qualification (e.g., ARLA Propertymark, RICS).
