We are seeking a highly motivated and experienced Property Manager with a strong focus on rentals and maintenance to join a dynamic team in Woodseats, Sheffield. Key Responsibilities
- Manage a portfolio of residential rental properties, ensuring high occupancy rates and tenant retention.
- Handle all aspects of tenant relations, including enquiries, complaints, and conflict resolution.
- Oversee the entire leasing process from marketing vacancies, conducting viewings, tenant screening, and lease preparation.
- Collect rent, manage arrears, and oversee financial aspects related to property management.
- Coordinate and supervise property maintenance, repairs, and refurbishment projects.
- Conduct regular property inspections and provide detailed reports to landlords.
- Ensure compliance with all relevant property legislation, health and safety regulations, and company policies.
- Manage contractor relationships, negotiate favourable terms, and monitor service quality.
- Prepare budgets, track expenses, and provide financial reports to property owners.
- Process move-ins and move-outs, including deposit management and final inspections.
Required Skills
- Minimum of 3 years of proven experience in residential property management.
- In-depth knowledge of current property legislation and landlord/tenant law.
- Strong organisational and time management skills, with the ability to multitask effectively.
- Excellent communication and interpersonal abilities, both written and verbal.
- Proficiency in property management software and Microsoft Office Suite.
- Demonstrated ability to handle challenging situations with professionalism and diplomacy.
- Full UK driving licence and access to a vehicle.
Preferred Qualifications
- ARLA Propertymark Level 3 or 4 qualification.
- Experience managing properties specifically within the Sheffield area.
- Proven track record of successful negotiation with contractors and suppliers.
