Career.zycto is seeking a highly motivated and experienced Property Manager with a strong focus on rentals and maintenance to join our growing team in Portishead, Bristol. This is a pivotal role for an individual who thrives in a fast-paced environment and possesses exceptional organisational and communication skills. As our Property Manager, you will be responsible for the end-to-end management of a portfolio of residential properties, ensuring optimal occupancy rates, efficient maintenance operations, and outstanding tenant satisfaction.
You will be the primary point of contact for tenants, landlords, and contractors, managing all aspects from initial enquiries and viewings through to lease agreements, rent collection, and property inspections. A significant part of your role will involve proactively addressing maintenance requests, coordinating with vetted contractors, and overseeing repairs to ensure properties are well-maintained and compliant with all safety regulations. You will conduct regular property visits, identify potential issues, and implement preventative measures to protect property assets and enhance their value.
This role demands a meticulous eye for detail, a proactive approach to problem-solving, and a deep understanding of relevant property legislation. You will utilise property management software to track rental payments, manage tenancy agreements, and report on property performance. Strong negotiation skills will be essential when dealing with contractors and securing favourable terms for landlords. Key Responsibilities
- Manage a portfolio of residential properties, ensuring high occupancy rates and tenant satisfaction.
- Handle all aspects of the rental cycle, including marketing properties, conducting viewings, tenant screening, and lease agreements.
- Oversee rent collection, arrears management, and deposit protection schemes.
- Act as the primary point of contact for tenants, addressing enquiries, concerns, and complaints promptly and professionally.
- Coordinate and manage all property maintenance and repair works, liaising with contractors and ensuring timely completion.
- Conduct regular property inspections, identifying maintenance needs and ensuring compliance with health and safety standards.
- Prepare detailed property reports for landlords, including financial statements and maintenance summaries.
- Ensure all properties comply with relevant legislation, including Gas Safety, Electrical Safety, and Energy Performance Certificates.
- Manage end-of-tenancy procedures, including check-outs, deposit returns, and arranging necessary works.
- Maintain accurate records using property management software.
Required Skills
- Proven experience as a Property Manager with a focus on rentals and maintenance.
- Strong understanding of residential property legislation and regulations.
- Excellent communication and interpersonal skills, both written and verbal.
- Highly organised with exceptional time management abilities.
- Proficiency in property management software (e.g., Alto, Reapit, Jupix).
- Full UK driving license and access to a vehicle.
- Ability to handle demanding situations calmly and effectively.
- Demonstrated problem-solving capabilities.
Preferred Qualifications
- ARLA Propertymark Level 3 or 4 qualification.
- Experience with landlord and tenant dispute resolution.
- Local knowledge of the Portishead and wider Bristol property market.
- Background in customer service or sales.
- Proficiency in Microsoft Office Suite (Word, Excel, Outlook).
