Job Description

We are actively seeking a highly skilled, proactive, and experienced Property Manager with a specialized focus on tenant relations and meticulous maintenance oversight to join our dedicated team in Souillac, located within the picturesque Savanne District. Key Responsibilities

  • Serve as the primary point of contact for tenants, expertly addressing inquiries, concerns, and proactively resolving disputes in a timely, fair, and professional manner, fostering positive tenant relationships.
  • Strategically manage all aspects of property maintenance, including meticulously scheduling routine preventative maintenance, efficiently coordinating with trusted external contractors, and adeptly overseeing emergency repairs to ensure all properties remain well-maintained, safe, and fully compliant.
  • Conduct thorough and regular property inspections to proactively identify maintenance needs, rigorously ensure tenant adherence to lease terms, and comprehensively assess the overall condition and value of each property.
  • Expertly oversee the entire tenant move-in and move-out processes, including detailed property inspections, secure key handovers, and accurate security deposit reconciliations, adhering to all legal requirements.
  • Proactively administer and manage all lease agreements, encompassing renewals, necessary amendments, and terminations, while rigorously ensuring full compliance with all contractual obligations and local laws.
  • Efficiently manage rent collection processes, meticulously track all payments, and initiate appropriate, legally compliant actions for overdue accounts in strict accordance with company policy and Mauritian legal guidelines.
  • Prepare comprehensive and accurate property budgets, meticulously track all operational expenses, and provide transparent, regular financial performance reports to property owners.
  • Develop, cultivate, and maintain strong, collaborative working relationships with a network of reliable local vendors, skilled contractors, and essential service providers to ensure cost-effective and timely service delivery.
  • Ensure all managed properties rigorously comply with all local housing regulations, stringent health and safety standards, and relevant environmental protection requirements.
  • Effectively market vacant properties across various platforms, expertly conduct property showings to prospective tenants, and assist with a thorough tenant screening and selection process to secure high-quality occupants.
  • Maintain precise, accurate, and up-to-date property records, tenant files, and all relevant documentation utilizing our advanced property management software.

Required Skills

  • Minimum of 4 years of progressively responsible experience in property management, with a demonstrable and strong emphasis on tenant relationship management and comprehensive maintenance oversight.
  • Exceptional verbal and written communication skills in both English and French are essential, with proficiency in Mauritian Creole considered a significant advantage for local interactions.
  • Superior organizational abilities coupled with the proven capacity to efficiently multitask, manage competing priorities, and meet deadlines effectively in a dynamic and often demanding work environment.
  • Demonstrated strong problem-solving acumen and a proactive, solutions-oriented approach to identifying and resolving complex issues independently.
  • Advanced proficiency in Microsoft Office Suite (Word, Excel, Outlook) and extensive practical experience with industry-standard property management software solutions.
  • In-depth and up-to-date knowledge of local property laws, tenant rights, landlord obligations, and all relevant housing regulations pertinent to Mauritius.
  • Strong negotiation, mediation, and conflict resolution skills to effectively manage tenant and contractor interactions.
  • Possession of a valid Mauritian driving license and consistent access to a reliable vehicle for frequent property visits and local travel within the Savanne District.

Preferred Qualifications

  • A Bachelor's degree or advanced diploma in Real Estate Management, Business Administration, Hospitality Management, or a closely related field.
  • Professional certification from a recognized property management association (e.g., RICS, IREM, or a local Mauritian equivalent).
  • Direct experience utilizing specific property management platforms such as Yardi, AppFolio, Buildium, or similar comprehensive systems.
  • Native or fluent proficiency in Mauritian Creole, enhancing effective communication with diverse local stakeholders.
  • A verifiable track record of successful property portfolio growth, high tenant retention rates, and demonstrable improvements in property operational efficiency.
