Job Description
We are seeking a highly skilled and meticulous Quantity Surveyor with a strong focus on Cost Estimation to join our dynamic construction team in Malindi, Kilifi County. The successful candidate will be instrumental in ensuring the financial success of our projects by accurately forecasting, monitoring, and controlling costs from the initial conceptual stage through to project completion. This role requires a professional who can expertly prepare detailed bills of quantities, conduct thorough cost analyses, manage tender documentation, and administer construction contracts. You will work closely with project managers, engineers, and clients, providing crucial financial guidance and ensuring projects are delivered within budget without compromising quality. Your expertise in cost estimation, material take-offs, and contractor negotiations will be vital in optimizing project profitability and maintaining our commitment to efficiency and excellence. Key Responsibilities
- Prepare detailed Bills of Quantities (BoQs) and accurate cost estimates for various construction projects, from initial concept to final design.
- Conduct comprehensive cost analyses, value engineering, and risk assessments for project proposals to ensure financial viability and efficiency.
- Assist in the preparation and review of tender and contract documents, including specifications, drawings, and terms and conditions.
- Evaluate and negotiate contractor and supplier bids, ensuring cost-effectiveness, quality, and adherence to project specifications.
- Administer construction contracts, including processing interim payments, valuing variations, managing claims, and finalizing accounts.
- Monitor project expenditures against approved budgets, providing regular financial reports, forecasts, and cash flow projections to project stakeholders.
- Perform regular site visits to measure and verify work done for payment certification, progress monitoring, and quality control.
- Liaise effectively with clients, architects, engineers, subcontractors, and other stakeholders to resolve cost-related issues and ensure project alignment.
- Maintain meticulous records of project costs, contracts, procurements, and other relevant documentation for auditing and historical analysis.
- Provide expert advice on cost-saving strategies, procurement methods, and contract management best practices to optimize project outcomes.
Required Skills
- Bachelor's degree or Higher National Diploma in Quantity Surveying, Construction Management, or a closely related field.
- Minimum of 4 years of proven experience as a Quantity Surveyor, with a strong emphasis on accurate cost estimation within the construction industry.
- Proficient in relevant quantity surveying software (e.g., CostX, BuildSoft, ArchiCAD, AutoCAD for measurement) and advanced proficiency in MS Office Suite, especially Excel.
- Strong understanding of construction methods, materials, building regulations, and legal frameworks governing construction contracts in Kenya.
- Excellent analytical, problem-solving, negotiation, and communication skills (both written and verbal).
- Demonstrated ability to read, interpret, and prepare architectural and engineering drawings and specifications accurately.
- Ability to work independently, manage multiple tasks concurrently, and collaborate effectively as part of a multidisciplinary team to meet tight deadlines.
Preferred Qualifications
- Professional membership with the Institute of Quantity Surveyors of Kenya (IQSK) or a similar recognized professional body.
- Experience with FIDIC or other standard forms of contract prevalent in large-scale construction projects.
- Proven track record in successfully managing costs for residential, commercial, or infrastructure projects within the Kenyan coastal region.
- Project Management Professional (PMP) certification or an equivalent qualification in project management.
- Knowledge of sustainable construction practices and green building technologies.
