Key Responsibilities
- Manage a portfolio of residential and commercial strata properties in Westend, Frankfurt am Main.
- Ensure full compliance with German property law, including WEG (Wohnungseigentumsgesetz).
- Organize, prepare, and conduct annual general meetings (AGMs) for owners' associations.
- Prepare and manage property budgets, financial statements, and annual reports.
- Oversee the collection of service charges and manage arrears, if applicable.
- Coordinate and supervise maintenance, repairs, and renovation projects with external contractors.
- Handle correspondence and communication with owners, tenants, residents, and service providers.
- Resolve owner inquiries, complaints, and disputes efficiently and professionally.
- Process invoices, manage bank accounts, and ensure accurate financial record-keeping.
- Develop and implement strategies for optimizing property performance and value.
- Maintain up-to-date knowledge of industry best practices and legal changes.
- Prepare comprehensive reports for management on property performance and issues.
Required Skills
- Proven experience as a Strata Manager or Property Manager (Immobilienverwalter) with a focus on WEG.
- In-depth knowledge of German property law (WEG) and local regulations.
- Excellent written and verbal communication skills in German and English.
- Strong financial literacy and experience with budget management and financial reporting.
- Proficiency in property management software (e.g., Hausverwaltungssoftware).
- Exceptional organizational and time management abilities.
- Demonstrated ability to build and maintain strong client relationships.
- Strong problem-solving and conflict resolution skills.
- Valid driver's license.
Preferred Qualifications
- Formal qualification in Real Estate Management, Business Administration, or a related field.
