Key Responsibilities

  • Oversee daily operations, maintenance, and repair of facilities infrastructure and systems (HVAC, electrical, plumbing, structural).
  • Develop, implement, and manage comprehensive preventative maintenance schedules and programs.
  • Supervise, train, and motivate on-site maintenance, janitorial, and security staff, fostering a collaborative team environment.
  • Coordinate with external vendors, contractors, and service providers for specialized maintenance, repairs, and projects.
  • Ensure strict compliance with all local health, safety, environmental, and building regulations and company policies.
  • Manage facility budgets, track expenditures, procure necessary supplies and equipment, and implement cost-control measures.
  • Respond promptly and effectively to emergency situations, outages, and critical operational issues.
  • Maintain accurate and detailed records of all maintenance activities, inspections, equipment history, and expenses.
  • Implement and monitor security protocols and oversee facility access control systems to ensure a safe environment.
  • Prepare regular reports on building status, operational performance, maintenance schedules, and budget adherence.

Required Skills

  • Proven experience (minimum 4 years) in building management, facilities management, or a similar operational leadership role.
  • Strong technical knowledge of building systems including HVAC, electrical, plumbing, fire suppression, and structural components.
  • Exceptional leadership, communication, and interpersonal skills with the ability to manage diverse teams and stakeholders.
  • Demonstrated expertise in budget management, cost control, and vendor negotiations.
  • Proficiency in facilities management software (CMMS) and standard Microsoft Office Suite applications.
  • A strong ability to troubleshoot, diagnose, and resolve complex operational and technical issues efficiently.
  • In-depth understanding and practical application of health, safety, and environmental regulations.
  • Fluency in English (written and spoken) is essential for effective communication.
  • Proven ability to work independently and make critical decisions in a fast-paced environment.

Preferred Qualifications

  • Bachelor's degree in Facilities Management, Engineering, Business Administration, or a closely related field.
  • Professional certification in Facilities Management (e.g., CFM, FMP) or project management (e.g., PMP).
  • Prior experience working in remote, industrial, or challenging operational environments.
  • Proficiency in Portuguese (written and spoken) is a significant advantage for local interaction.
  • Relevant First Aid, OSHA, or other safety certifications.
  • Experience with sustainable building practices and energy management systems.
