Career.zycto is seeking a dedicated and meticulous Full-Time Appraiser to join our growing team in Hyde Park, Boston. This critical role involves conducting thorough property valuations for various purposes, including real estate transactions, financing, and legal proceedings. As an Appraiser with Career.zycto, you will be responsible for meticulously researching market data, inspecting properties, and preparing comprehensive appraisal reports that adhere to industry standards and regulatory requirements. Key Responsibilities
- Conduct thorough on-site inspections of residential and commercial properties to assess their physical characteristics, condition, and functional utility.
- Perform comprehensive market research and analysis, including comparable sales, listings, and rental data, to determine property values.
- Gather and verify property data from multiple sources, such as public records, MLS, and real estate professionals.
- Analyze property attributes, location, economic trends, and market conditions to determine the highest and best use.
- Prepare detailed, well-supported, and compliant appraisal reports that clearly outline valuation methodologies and conclusions.
- Adhere strictly to Uniform Standards of Professional Appraisal Practice (USPAP) and all relevant federal, state, and local regulations.
- Communicate effectively with clients, real estate agents, lenders, and other stakeholders regarding appraisal processes and findings.
- Maintain accurate records and documentation for all appraisal assignments.
- Stay updated on industry best practices, market trends, and technological advancements in appraisal services.
Required Skills
- Certified Residential Appraiser (CRA) or Certified General Appraiser (CGA) license in Massachusetts.
- Minimum of 3 years of experience in property appraisal.
- Strong knowledge of USPAP guidelines and real estate valuation methodologies.
- Proficiency in appraisal software (e.g., A La Mode, Bradford Technologies) and Microsoft Office Suite.
- Excellent analytical, research, and report writing skills.
- Exceptional attention to detail and accuracy.
- Ability to work independently and manage multiple assignments efficiently.
- Valid driver's license and reliable transportation.
Preferred Qualifications
- Bachelor's degree in Real Estate, Finance, Business Administration, or a related field.
- Experience with complex property types or specialized valuations.
- Familiarity with the Hyde Park and greater Boston real estate market.
