Job Description

We are seeking a diligent and proactive Full-Time Caretaker to join our team, responsible for the comprehensive maintenance and upkeep of a residential property in Francistown, North-East District. The ideal candidate will be a hands-on individual with a strong work ethic, capable of ensuring the property remains in impeccable condition, safe, and comfortable for all residents. This pivotal role involves a wide array of duties, from performing routine inspections and minor repairs to managing common areas and liaising with external service providers. You will be the first point of contact for many day-to-day property matters, requiring excellent problem-solving skills and a customer-centric approach. Your dedication will directly contribute to the quality of life for our residents and uphold Broll Property Group’s reputation for superior property management. This is more than just a maintenance role; it’s about creating a welcoming and secure environment where residents feel at home. You will be expected to work independently, manage your time effectively, and take initiative to address issues before they escalate, ensuring the residential property operates smoothly and efficiently at all times.

Key Responsibilities

  • Conduct daily visual inspections of the residential property, including common areas, grounds, and exterior structures, to identify maintenance needs.
  • Perform minor repairs and maintenance tasks such as plumbing, electrical (basic troubleshooting), carpentry, painting, and general fixture upkeep.
  • Ensure cleanliness and tidiness of common areas, including lobbies, stairwells, corridors, recreational facilities, and exterior grounds.
  • Manage waste disposal and recycling programs in accordance with local regulations and property policies.
  • Monitor and report any security concerns, system malfunctions, or unauthorized activities on the property.
  • Coordinate and oversee scheduled maintenance and repair work performed by external contractors and vendors.
  • Respond promptly and professionally to tenant maintenance requests and emergencies (e.g., burst pipes, power outages).
  • Assist with tenant move-ins and move-outs, including inspection of units and preparation for new occupants.
  • Maintain accurate records of maintenance activities, inventory of supplies, and incident reports.
  • Ensure compliance with all health, safety, and environmental regulations applicable to the property.
  • Perform basic landscaping duties, including watering plants, sweeping pathways, and general garden upkeep.
  • Manage access control systems and keys for the property, ensuring security protocols are followed.
  • Provide excellent customer service and maintain positive relationships with residents and visitors.

Required Skills

  • Proven experience in property maintenance, caretaking, or a related field (at least 2 years)
  • Demonstrated handyman skills across various trades (e.g., plumbing, electrical, carpentry, painting)
  • Strong understanding of health and safety regulations relevant to residential properties
  • Excellent communication and interpersonal skills to interact effectively with residents and contractors
  • Ability to work independently, manage time efficiently, and prioritize tasks effectively
  • Reliable, responsible, and proactive with a strong attention to detail
  • Basic computer literacy for record-keeping and communication
  • Physical fitness and ability to perform manual labor, lift heavy objects, and work outdoors in varying weather conditions

Preferred Qualifications

  • A relevant trade certificate (e.g., Certificate in Plumbing, Electrical, or Building Maintenance)
  • Valid driver's license with a clean driving record
  • Previous experience working specifically in a residential property management setting
  • First Aid and CPR certification
  • Knowledge of local Francistown service providers and vendors
