Key Responsibilities

  • Perform routine and preventative maintenance on all apartment units and common areas.
  • Respond promptly and efficiently to maintenance requests from residents, including emergency calls.
  • Diagnose and repair issues related to plumbing, electrical, HVAC systems, carpentry, and general appliance repair.
  • Prepare vacant units for new residents through thorough turnover maintenance, including painting, cleaning, and repair.
  • Maintain accurate records of maintenance performed, materials used, and service request resolutions.
  • Ensure compliance with all safety regulations and company policies.
  • Assist in maintaining the cleanliness and curb appeal of the property grounds.
  • Manage inventory of tools, equipment, and supplies, and recommend purchases as needed.

Required Skills

  • Proven experience as a Maintenance Technician, preferably in an apartment or residential setting.
  • Strong knowledge of general maintenance procedures and safety standards.
  • Proficiency in diagnosing and repairing plumbing, electrical, and HVAC systems.
  • Skilled in carpentry, painting, drywall repair, and appliance troubleshooting.
  • Ability to perform physical tasks, including lifting up to 50 lbs, bending, stooping, and climbing ladders.
  • Excellent problem-solving and time management abilities.
  • Valid driver's license and reliable transportation.
  • Strong communication and customer service skills.

Preferred Qualifications

  • EPA certification (Type I and II or Universal) for refrigerant handling.
  • Vocational or technical certification in a related trade (e.g., HVAC, electrical).
  • Experience with property management software (e.g., Yardi, AppFolio).
  • Certification in first aid and CPR.
  • Bilingual abilities (English/Spanish).
