Key Responsibilities
- Perform routine and preventative maintenance on all apartment units and common areas.
- Respond promptly and efficiently to maintenance requests from residents, including emergency calls.
- Diagnose and repair issues related to plumbing, electrical, HVAC systems, carpentry, and general appliance repair.
- Prepare vacant units for new residents through thorough turnover maintenance, including painting, cleaning, and repair.
- Maintain accurate records of maintenance performed, materials used, and service request resolutions.
- Ensure compliance with all safety regulations and company policies.
- Assist in maintaining the cleanliness and curb appeal of the property grounds.
- Manage inventory of tools, equipment, and supplies, and recommend purchases as needed.
Required Skills
- Proven experience as a Maintenance Technician, preferably in an apartment or residential setting.
- Strong knowledge of general maintenance procedures and safety standards.
- Proficiency in diagnosing and repairing plumbing, electrical, and HVAC systems.
- Skilled in carpentry, painting, drywall repair, and appliance troubleshooting.
- Ability to perform physical tasks, including lifting up to 50 lbs, bending, stooping, and climbing ladders.
- Excellent problem-solving and time management abilities.
- Valid driver's license and reliable transportation.
- Strong communication and customer service skills.
Preferred Qualifications
- EPA certification (Type I and II or Universal) for refrigerant handling.
- Vocational or technical certification in a related trade (e.g., HVAC, electrical).
- Experience with property management software (e.g., Yardi, AppFolio).
- Certification in first aid and CPR.
- Bilingual abilities (English/Spanish).
