Job Description
We are seeking an experienced and highly motivated Property Manager to oversee the comprehensive management and supervision of a portfolio of high-end residential estates in Nairobi. This pivotal role involves ensuring the operational efficiency, financial viability, and tenant satisfaction across our managed properties. The successful candidate will be the primary point of contact for property owners and residents, tasked with maintaining the highest standards of property upkeep, security, and amenity management. You will be instrumental in preserving property value, optimizing rental income, and fostering a harmonious living environment within the estates. Key Responsibilities
- Manage a portfolio of residential properties, including apartments, villas, and gated communities.
- Oversee day-to-day operations, including maintenance, repairs, and vendor management to ensure properties are well-maintained.
- Act as the primary liaison between property owners, tenants, and service providers, addressing inquiries and resolving issues promptly.
- Ensure timely collection of rent, service charges, and other related fees, and manage arrears effectively.
- Prepare and manage property budgets, financial reports, and monthly statements for property owners.
- Coordinate and supervise staff, including caretakers, cleaners, and security personnel, ensuring high standards of service delivery.
- Conduct regular property inspections to identify maintenance needs, assess property condition, and ensure compliance with safety standards.
- Administer lease agreements, facilitate tenant move-ins and move-outs, and manage tenant relations to minimize vacancies and maximize retention.
- Implement and enforce property rules and regulations, ensuring a safe and pleasant environment for all residents.
- Maintain accurate and up-to-date property records, tenant information, and financial documentation.
- Advise property owners on market trends, property improvements, and strategies to enhance property value and rental yield.
Required Skills
- Proven experience as a Property Manager, specifically in residential estate supervision.
- Strong understanding of property management principles, landlord-tenant laws, and real estate market dynamics in Kenya.
- Excellent communication, negotiation, and interpersonal skills.
- Demonstrated ability to manage budgets, financial reports, and handle rent collection efficiently.
- Proficiency in property management software and Microsoft Office Suite (Excel, Word, Outlook).
- Exceptional problem-solving abilities and a proactive approach to property maintenance and tenant relations.
- High level of organizational skills and attention to detail.
- Valid driving license and ability to travel between properties as required.
Preferred Qualifications
- Bachelor's degree in Real Estate, Land Economics, Business Administration, or a related field.
- Membership with a professional body such as the Institution of Surveyors of Kenya (ISK) or an equivalent.
- Experience managing high-end or luxury residential properties.
- Fluency in additional local languages.
